Much of the problem that has lead homeowners into foreclosure are the rising rates on adjustable mortgages now that the low teaser rates have expired and rates are adjusting dramatically higher. The &lt;a href="http://www.trinityproperties.com"&gt;Trinity Sales Team &lt;/a&gt;is ready with the latest market knowledge and experience to assist you with all of your real estate needs. &lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Posted on: Thursday, September 6, 2007 &lt;br /&gt;Oahu housing market holding steady &lt;br /&gt;By Andrew Gomes&lt;br /&gt;Advertiser Staff Writer&lt;br /&gt;   &lt;br /&gt;O'ahu's housing market continued to display its stamina last month, with slight increases in median sale prices of existing homes as many Mainland markets are tanking.&lt;br /&gt;&lt;br /&gt;There even was a gain in the number of single-family home purchases in August, though observers said a one-month pickup in sales doesn't suggest a turnaround of what has been a two-year trend of declining transactions.&lt;br /&gt;&lt;br /&gt;"The O'ahu housing market has remained relatively stable," said Berton Hamamoto, president of Property Profiles Inc. and the Honolulu Board of Realtors.&lt;br /&gt;&lt;br /&gt;Some housing market watchers predict a drain on sales and perhaps prices from the recent implosion of the subprime lending industry, but others disagree, and the effect, if any, isn't expected to be reflected in sales data for another month or two.&lt;br /&gt;&lt;br /&gt;For August, O'ahu single-family homes sold for a median $650,000, up 2.4 percent from $635,000 a year earlier and up 1.6 percent from $640,000 in July, according to Board of Realtors data.&lt;br /&gt;&lt;br /&gt;The slight gains helped put the median for the first eight months of this year at $647,300, or 1.9 percent higher than the $635,000 median for the same period last year.&lt;br /&gt;&lt;br /&gt;Condominiums sold last month for a median $325,000, up 6.6 percent from $305,000 a year earlier, but down 3 percent from $335,000 in July.&lt;br /&gt;&lt;br /&gt;For the first eight months of this year, the median condo price is $325,000, up 4.8 percent from $310,000 during a year earlier.&lt;br /&gt;&lt;br /&gt;"We're looking at a relatively flat market," said Leroy Laney, professor of economics and finance at Hawai'i Pacific University. "I think you will see a plateau that could go out for several years."&lt;br /&gt;&lt;br /&gt;Laney said he expects there could be months or even years with mild price declines or appreciation ahead, but he doesn't forecast any big price drops.&lt;br /&gt;&lt;br /&gt;Bob Ristelhueber, a 52-year-old freelance writer who moved to O'ahu after selling his home on the Big Island in February, believes prices are headed lower.&lt;br /&gt;&lt;br /&gt;Ristelhueber said he checked out a few condo open houses last month, but since then none of the units he saw has sold, and the price was reduced for one. So his plan is to hold off on buying anything until next year.&lt;br /&gt;&lt;br /&gt;"Hawai'i has a lot going for it, but no market is insulated from the housing downturn that's taken hold across the U.S.," he said. "Demand is anything but strong. Prices are going down."&lt;br /&gt;&lt;br /&gt;For condos, year-to-date median prices for 19 regions were up in 13, down in four (Hawai'i Kai, Wahiawa, 'Ewa Plain and Maka-kilo) and about flat in two (Mililani and Waipahu).&lt;br /&gt;&lt;br /&gt;Chason Ishii, president of Coldwell Banker Pacific Properties, believes that Hawai'i's growing economy with its ultra-low unemployment and rising personal income will sustain an overall stable real estate market.&lt;br /&gt;&lt;br /&gt;"With all the fundamental economic indicators that are occurring, it looks like the O'ahu housing market continues to be extremely strong," he said.&lt;br /&gt;&lt;br /&gt;Condo sales in August fell 14.7 percent to 495 from 580 a year earlier. Year-to-date condo sales are down 14.5 percent to 3,930, from a year earlier. Condo sales are in their second year of decline.&lt;br /&gt;&lt;br /&gt;Inventory of homes on the market generally has been rising a little from month to month over the last several months. But for the last three months, inventory was lower compared with the same month a year earlier, which halted a trend for higher year-over-year inventory levels that had persisted since late 2005 when sales peaked.&lt;br /&gt;&lt;br /&gt;There were 1,859 single-family homes on the market last month, down from 1,937 a year earlier and a nine-year high of 2,052 in November.&lt;br /&gt;&lt;br /&gt;There were 2,386 condos on the market in August, down from 2,707 a year ago and below a nine-year high of 2,750 in September.&lt;br /&gt;&lt;br /&gt;Single-family homes sold in August spent a median 44 days on the market before selling, up from 37 in July, but down from a recent high of 70 in February.&lt;br /&gt;&lt;br /&gt;Condos spent a median 38 days on the market before selling last month, up from 35 in July, but down from a recent high of 59 in February.&lt;br /&gt;&lt;br /&gt;Harvey Shapiro, research economist for the Board of Realtors, said the housing market in the next few months could be helped out if the Federal Reserve cuts interest rates later this month. Shapiro said mortgage rates in the last month have declined, which should help keep demand relatively strong.&lt;br /&gt;&lt;br /&gt;However, there remains much uncertainty about how much of a drain on sales, if any, there will be from the recent drastic cutbacks in subprime lending, an industry that helped fuel demand for homes over the last several years.&lt;br /&gt;&lt;br /&gt;The impact from fewer subprime loans wouldn't be reflected in home sale data until next month at the earliest because it typically takes one to three months for pending sales to close. Below is an article that was published in Hawaii's Pacific Business News paper.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;"Hawaii mortgage interest rates down&lt;br /&gt;Pacific Business News (Honolulu) - August 31, 2007&lt;br /&gt;Hawaii's three largest banks dropped rates on 30-year fixed interest mortgages again this week. &lt;br /&gt;&lt;br /&gt;The decline brought rates on Wednesday to 5.375 percent at American Savings Bank, Bank of Hawaii and First Hawaiian Bank, according to the Honolulu Board of Realtors. &lt;br /&gt;&lt;br /&gt;Nationally, the average rate fell to 6.45 percent, according to Freddie Mac's primary mortgage market survey released on Thursday. &lt;br /&gt;&lt;br /&gt;Mainland lenders offering higher interest rates made cheaper loans. American Savings and Bank of Hawaii both charged 1.875 points on 30-year fixed rate mortgages, while First Hawaiian charged 2 points. &lt;br /&gt;&lt;br /&gt;Nationally, borrowers paid an average 0.5 point for the loans. According to the NAR prices in many of the high cost markets prices have declined while prices in lower priced markets has risen. We are the professionals with the most current market knowledge and over 18 years of successful real estate sales experience.&lt;br /&gt;Oahu Home Sales Hit Brisker Pace&lt;br /&gt;Pacific Business News (Honolulu) - 10:12 AM HAST Thursday, August 2, 2007&lt;br /&gt;Sales of single-family homes and condominiums on Oahu hit a brisker pace last month, with the fewest average days on the market recorded this year. &lt;br /&gt;Prices dipped slightly for houses, while condos broke last month's record high, according to statistics released Thursday by the Honolulu Board of Realtors. &lt;br /&gt;&lt;br /&gt;The median price for a condo on Oahu in July was $335,000, about a 2 percent increase over the same month last year, and just $1,000 more than June's record median price of $334,000. &lt;br /&gt;Board research economist Harvey Shapiro noted that condo prices have increased steadily since October, when the median was $310,000. &lt;br /&gt;The median price of a single-family home dipped to $640,000 in July, down 3 percent from the July 2006 median price of $660,000, and more than 6 percent lower than last month's record high of $685,000. &lt;br /&gt;"Median prices declined a bit, but this is more related to where sales occurred geographically than any significant depreciation in values," said Berton Hamamoto, president of the Honolulu Board of Realtors. "Fifty-five percent of single-family home sales this month were in the more affordable Leeward Oahu area, compared to 44 percent last month, which helps explain the variances we experience in median prices." &lt;br /&gt;Year-to-date median prices for the first seven months of the year were $645,000 for single-family homes and $325,000 for condos. &lt;br /&gt;The number of sales in July fell for both categories, the board said. "Hula is a way of expression that is not done in quite the same way in any other place of the world. Clearly behind the market peak in the 3rd qtr. of 2005 when there were 1,324 single family homes sold and 2,286 condominiums sold. However, the 865 single family homes and 1,361 condominiums that recorded in 1st qtr. 2007 were similar in number to 4th qtr. 2006. This represents a levelling off in market declines.&lt;br /&gt;With these numbers in mind, I find it interesting to look individually at neighborhoods on Oahu to see where the greatest price increase or decreases have occured. &lt;br /&gt;In this posting, I will discuss the Metro Oahu Area, which is the most populuated area of the island with 6 neighborhoods and has the largest number of condominiums.Here the condo sales were off by 8.3% but the median sales price rose by 8.3%. &lt;br /&gt;In Waikiki, one of the neighborhoods in the Metro Oahu area, the median sales price for condos rose $10,000 since last qtr. and last year to $295,000. While Waikiki saw an increase in unit availablity, list prices in Waikiki dropped from $322,6000 last year to $304,800 1st qtr. &lt;br /&gt;The Makiki- Moilili neighborhood , saw a small $1500 increase in its median sales price from $318,500 to $320,000.&lt;br /&gt;Single Family sales in Metro Oahu 15.5% in volumne and the median sale price declined by 6.2%. Here on the &lt;a href="http://www.trinityproperties.com"&gt;Trinity Properties &lt;/a&gt;home page, our real estate blog has been providing information on the concept of fractional ownership.&lt;br /&gt;"In Hawai'i's real estate market, $250,000 doesn't buy much — maybe a small house in Wai'anae or a condominium in an aging Pearl City high-rise. But to date, none have been sold on O'ahu, according to brokers who track sales data.&lt;br /&gt;&lt;br /&gt;That seems likely to change soon.&lt;br /&gt;&lt;br /&gt;Old Republic Title &amp; Escrow of Hawaii for the past four months or so has been hosting educational seminars on fractionals for hundreds of local real estate agents, lenders, developers and investors statewide.&lt;br /&gt;&lt;br /&gt;Laura Merrifield, Old Republic business development director, said the interest and excitement in the real estate community has been tremendously high."&lt;br /&gt;&lt;br /&gt;"It's a big thing on the Mainland, and I think it's coming to Hawai'i pretty rapidly," said Frank Wandell, a developer on the Big Island who in late 2005 bought a four-bedroom Kona house to convert for fractional sale.&lt;br /&gt;&lt;br /&gt;Wandell listed the property for sale late last year for $189,000 to $269,500 per share, and to date said he has deals for two of the six fractions."&lt;br /&gt;&lt;br /&gt;"It's the most sensible way to own a second home," he said, adding that he plans to follow up his first fractional home with several Big Island fractional homes on 1-acre coffee farms&lt;br /&gt;Several real estate agents said they view fractionals as a way to sell a home for more than they might as a whole, as well as a way to expand the potential to sell homes in a slowing market.&lt;br /&gt;&lt;br /&gt;"It's a way to realize top dollar, and get a little more money," said Nathalie Mullinix, owner of Kailua-based firm Realty Universal Inc. The study &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;adheres&lt;/span&gt; mostly to median home prices and it is the most recent study done in the real estate market. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:trebuchet ms;"&gt;As the study further delivers Oahu's median singles-family home cost in the first quarter was the 23rd highest of 54 U.S. housing markets with an "extreme" value. That applies to a value prices more than 34 percent above normal. Wailea Beach Villas</title><content type='html'>So much was packed into one day on Maui that I cannot write about it all at once..... I left the rustic LaPerouse oceanfront setting for the newest condo - hotel offering in Wailea ... the Wailea Beach Villas.  What a fabulous concept.  A condo-hotel directly oceanfront in front of ths Shops at Waialae.  The two bedroom units are 2,000+ ft, the three bedroom condos are a minimum of 3,000 ft some with garden settings and their own private plunge pools.  These have truly gracious floorplans, exceptionally roomy with high ceilngs and doors. All individually and impeccablly furnished and maintained. One of the great features for the Villa units is and individual garage for the unit... tremendously valuable for the owner who comes in a few times per year. My husband had a two day &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;business meeting&lt;/span&gt; here and I drove up with our daughter for dinner, sunset and a swim. What a stunning drive along the Windward coast of Oahu.  You simply &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;never tire&lt;/span&gt; of it or take it for granted.  &lt;span style="color:#000099;"&gt;&lt;a href="http://www.trinityproperties.com"&gt;Trinity Properties &lt;/a&gt;&lt;/span&gt;wi be adding some a new vacation rental &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;at Waimea&lt;/span&gt; Bay.  Cannot wait to see it next week.This month there is a "blue moon" two full moons in one month. I think &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_3"&gt;unmakes&lt;/span&gt; it especially &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;brilliant&lt;/span&gt; or maybe I am just paying more attention &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_5"&gt;and appreciating&lt;/span&gt; it more being away from &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;Kaneohe&lt;/span&gt;, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;Kailua&lt;/span&gt; and the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_8"&gt;vacation rentals&lt;/span&gt;.We are staying at the cabanas at the Turtle Bay Resort.  These &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_9"&gt;are approximately&lt;/span&gt; 30 single story ultra luxe, ultra spacious suites &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_11"&gt;with fabulous&lt;/span&gt; baths, big cushy beds and a gracious private lanai spilling &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_12"&gt;out onto&lt;/span&gt; the lush lawns and gardens dotted with plenty of hammocks and &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_13"&gt;chaise lounges&lt;/span&gt;.  The rugged, yet pristine beach is just a stones throw from &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_14"&gt;the cabanas&lt;/span&gt;.  Its so hard to move once you settle into one of the hammocks. &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_15"&gt;Even the&lt;/span&gt; &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_16"&gt;juiciest&lt;/span&gt; novel loses its appeal when there is no much of &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_17"&gt;natures brilliance&lt;/span&gt; to captivate your senses.Our &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_18"&gt;families&lt;/span&gt; vacationed here often before it was transformed from local &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_19"&gt;style bungaloes&lt;/span&gt; where everyone gathered and brought their coolers and hibachis &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_20"&gt;for fabulous&lt;/span&gt; dinners into a pricey world class resort.  The south cabanas &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_21"&gt;were coverted&lt;/span&gt; into three story fabulous condos, the Ocean Villas, were owners &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_22"&gt;and guests&lt;/span&gt; can take advantage of the resort amenities.  They are filming a &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_23"&gt;movie or&lt;/span&gt; a scene from LOST in front of the Villas tonight.  I think I'll check &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_24"&gt;it out&lt;/span&gt;.Until &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_25"&gt;next&lt;/span&gt; time. He addressed the misconception sometimes published as headlines in our local paper that the "bottom is falling out" of our current market. Good news, it is not! The somewhat reduced demand for housing has &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;stabilized&lt;/span&gt; this market making it better for Buyers and still a good time to sell for Sellers! While the median sale price for single family homes, in 1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;Qtr&lt;/span&gt;. 2007, is $620,000 on Oahu, it is a change of only 0.8% in the median price for same same &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Qtr&lt;/span&gt;. in 2006. However, there were 865 single family homes sold in 1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;Qtr&lt;/span&gt;. 2007, compared to 943 in the 1st &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;Qtr&lt;/span&gt;. 2006, a change of 8.3%.  This change can be attributed to less &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_5"&gt;affordability&lt;/span&gt; and changes that have occurred in the lending patterns. In the early 2000's 85% of the loans were ARMS! Today, ARM rates are not as attractive as fixed rates and therefore less people are able to qualify for fixed rate loans.&lt;br /&gt;  I will share more with you in future blogs on the current state of the real estate market.
